Italian Properties

Restored with Purpose

Villas, townhouses and apartments across Tuscany and Umbria - designed for the way you want to live in them, built by people who have been doing it for centuries.

Sensitive renovation.
Uncompromising craft.

THE APPROACH

Every Italian property carries centuries of decision-making in its walls. The wrong renovation erases that. The right one reveals it.

Charles Collett brings thirty years of international architectural knowledge and practice to the restoration and redesign of Italian properties - working with the building's own logic, its materials and its light, rather than against them.

The result is spaces that feel as though they have always been exactly this way. Wherever possible, we try to maintain a property's original features; in Italy, that includes frescoed ceilings, terracotta floors, thick stone walls, and hand-carved wooden doors.

It’s important to maintain artisan skills and to encourage younger generations to fulfil jobs in the service, skilled manufacturing and hospitality industries, and Planet 9 Properties Italy maintains close alliances with local suppliers, such as Busatti in Anghiari, Tosconova in Empoli, Nicolazzi, Umbrian Ceramics and with skilled artisans and artists in the Cortona, Arezzo and Perugia area.

Palazzo Passerini, Cortona - a complete renovation from bare stone to finished residence.

These and future projects could create jobs in the construction industry and the supply chain for construction and interior products, for which Italy is famous, while also generating substantial Capital Gains Tax revenue, paid at the corporate rate (currently 27.9%). In addition, Planet 9 Properties pays 9% purchase registration tax on each purchase.
